Local TV and newspaper web sites may provide some info. 

I've listened to two attorneys spinning this web, they are wrong under the strict reading of the Act.

You can find alot of info on the web to get what 3-Families sold recently in the area; what rents they get etc.

Perhaps buying one with a slightly black eye would help.

BTW, you can go to the American Appraisal Institute web site and search there for the legal definition of market value as it pertains to real property sales and valuations. :)  Sorry it's so long.

I find that before no time at all, I end up with numerous web browser tabs open--sometimes telling myself-- "oh, I need to come back to this and really dig into this info... but at the moment, I'm following other info down numerous rabbit holes."

Some calls, but that traffic to your website will boost your web leads a lot.
