I've been using the BP calculator, which gives some guidance, but I'd like your real-world feedback.I'm looking to invest in a newer build duplex in a b class neighborhood, but I'm also considering an older single family home in a c class neighborhood.Look forward to hearing what % of your monthly rental income you all are setting aside for vacancy/maintenance/cap-ex/management.

If you are looking for A/B properties, like in 5 points - the numbers simply don't work right now unless you do a total gut and renovate or find an off-market deal that is a needle in a hay stack.

My properties would fall into C or D according to Scott Anderson's neighborhoods above but I would have called them a B to C+ and I've been happy with them.

It is in the Columbus, Ohio area in a B quiet neighborhood with duplexes (don't have much info on comps because people have held these since the neighborhood was built in 1980) and nice single families in the 250K range throughout the neighborhood.

Hi BP,I have heard that when you are looking for a place to invest, you should choose a B location and find either a C or D property within that Area so you can bring the property up to a B property.I have two questions for this topic.1.
