Leveraging a property management company can help manage the rentals effectively, especially if you plan to live elsewhere eventually.

I would recommend connecting with an agent there to help you with comps. 

Adding a nice small decent garbage can at my pool side help to keep that area very clean nad this may be a good addition for you.
