You would have to be an amazing negotiator to get the house for a price so low that you could tack on your wholesale fee and then still sell it to the end buyer for a better price than they could've gotten on their own.So, I would say you should focus on finding off market deals via marketing and networking.

hi @Joseph Meenan Since you've transitioned to holding onto properties it seems like the popular strategy is to pull the equity from the first rental (via home equity loan/credit line or cash out mortgage) and reinvest in the next purchase.

I can personally attest that the beach can be reached via bike within 20 minutes but you'll be huffing and puffing on your way up the bridge.

There are a plethora of wholesale "deals" I see via the various wholesalers in my area that either are, or have been listed on MLS, and they are offering for not much less than the list price.
