My parents discouraged me on a lot of things because they thought it was too risky and because they were worried about me..Over time I made it a practice to keep every new venture confidential (even from friends) prior to execution.

The big benefit I have in my handyman portfolio is that I am either laying the tile or closely supervising the job as it's done by people whom I've personally trained.That's part of how I've come into this business, as a handyman investor with quite a bit of prior experience in laying tile.My portfolio is also almost completely occupied by health care professionals, who in general are trained to appreciate the advantages of ceramic tile as a sanitary surface.

Have now acquired our second property where we are doing some reno's prior to renting - much steeper learning curve!

@Jeff Costa yes I had budgeted out the renovation in an inspection prior to purchasing.

In A or B properties you should absolutely change these as quickly as possible (and bonus points for doing this prior to a tenant complaining about it).  

I also include a clause (and require them to initial it) that says they were given the opportunity to inspect the home prior to moving in and they accept it "as is" with no further promises of cleaning, repairing, or improving.

Plus you have to figure out how to drive thousands of people to your personal website (tons of money and time), you don't have Aircover, your guests have no prior reviews, etc.

Prior to me buying, both had awful property managers.

Which is why I stated one would need to REFINANCE (and pay off the FHA loan) prior to getting a separate FHA loan....
