I would recommend if you go to the effort of getting your license, that you actually do some deals and transactions, if nothing more than to learn contracts, negotiations, working with lenders, escrow officers, etc.

A title company may require the loan to be released, but  it appears to be a stale note, no collection efforts means the lender walked off and may not be collectible.
