Of course, the $850 quoted could just as easily INCLUDE a total amount WITH the utilities figured in (even if the tenant pays them separately).

Thats good to hear Flipper, I work hard to make most of my customers happy, KM is definitly getting hit hard like the other paint stores and contractors, some good guys I know getting hurt right now, went through it myself sometime back.

So you are hiding your actual cell number, however its only for inbound calls... youmail.com lets you customize your voice mail for anyone on your contact list and you can have a different voice mail message for people not currently on your contact list....Both services are free, grandcentral I believe you need to get put on the waiting list.. took me about a week to get a password emailed to me...

Less expenses (you can use 50%, but it could be more or less depending on many factors such as owner paid utilities, etc.)Now that you have an estimated NOI, you can calculate if the ask price is too high, in line, or lucky you, under valued.NOTE: Whne I mention this standard formula, it is used only to gage if I should put more time in investigating the property.
