A realtor does not need to be involved and the seller shouldn't pay unnecessary fees. 

After this, i screen everyone like hell and tightened my lease agreements.

You must (as always) screen meticulously AND you need someone on your team who is detail & process oriented. 

Is there a "deeper" screening process you use.  

Most will find a screen you a tenant for a reasonable price even if you don't use their management services. 

The property will be available mid-February.These are the list of responsibilities I'm looking the PM to fulfill- Bring the property to market- Screen tenants (credit score, references, etc.)- Prepare lease contract- Deal with day-to-day issues (although I'm not expecting too many as the house is <10yrs old).- Inspect the property on a regular basis (min: once every three month) to check general status- In case things go south be able to evict tenant in a peaceful manner.- Charge rent- Provide regular (monthly) status reports detailing problems and other situations.Is there anybody with good references that can do the job?

I didn’t want to pay the property manager a full month’s rent, especially with the added expenses I occurred, so I did the leasing up but I had the property manager screen them and get all the paperwork situated.
