if the bank finds out there was a sale to you it could trigger the "due on sale" clause that is most surely written in the sellers docs when he closed. you could do a wrap around mortgage agreement or a lease option possibly.

Of course, always always always talk to a CPA and/or Qualified Intermediary before pulling the trigger on either option.

It is worth the investment in a little time to try to see if a tenant has the ability to get current rather than immediately pull a trigger and create a vacancy and a need to prep a unit.

Don't feel like you need to be pulling the trigger on a deal every other day, be patient.
