Based on the comments, it seems like knowing how to hire right and bring in a strong team is one of the key pieces to getting all the areas you mentioned taken care of effectively.

Hi @Gordon Hee The Orlando rental market is virtually always vert strong.

The rental market is strong because there aren't enough quality homes for buyers to purchase and many who migrate here for work are relocated with short notice so they don't have a year to wait on building something new. 

@Kyle WineyI’d strongly suggest if you are a newbie AND long distance, do not try to buy at a judicial sale.Learn the process for tax delinquent properties.

Take natural disasters into account (more hesitant to invest in areas were theres lots of hurricanes, tornados, fires, etc.)CURRENTLY, i've weeded it down to about 20 states Im curious to know how others conduct their research to build strong bias for a specific market.

But I would strongly suggest you stay away from Gary "proper" for any kind of rentals.

The broad 'voting with dollars' of dozens/hundreds of buyers/sellers, acting in aggregate, moves the needle a LOT more than one little air conditioner or fridge could ever hope to move it, provided the appliance in question is present and working.

I am also going to advise strongly against "waiting for the market to cool down."
