Also, I've been learning a lot about placement groups that help get people into units and out of shelters, off the street, out of halfway housing for example.  

So after I replaced all the sewer lines under the basement floor to the property line I had one installed $500, (had to get a permit & use a lic. plumber).Then when the city was replacing sewer lines in the street several of our neighbors homes suffered basement flooding with backed-up sewerage.

After our first tenants moved out, we got feedback from prospective renters (through our property management company) that many of them were not interested since they wanted a more upgraded kitchen and bath (we have the original linoleum flooring and formica countertops in the kitchen and baths, and the cabinets need to be painted).The house was built in 2002 and also has the original roof.

Is power available at the street or would you have to pay to have power run out a long distance to the land? 

Typically, if you are having a sewer inspection, they generally scope it all the way out to the street.

@Mike Street yeah the MLS price usually has nothing on what happens once multiple offers are placed on the home so if the sellers you are contacting knows what’s happening in the market...they are more than likely going to be aggressive with their price as well.

So my partner and I just bought a 4 bed 2 bath that is broken up into a 3 bed 1 bath (main house) and a mother-in-law suit that is a 1 bed 1 bath.
