Do NOT try to go around the agent to get straight to the sellers while they have an active listing contract with the agent.If you do get the offer accepted, watch your own back in escrow and trust but verify (good idea always).

You may not get a return though.I see where these equity deals have higher returns, but I feel they have more risk since there is not property that you the lender actually own, the fund owns them and the fund is subject to other fees and corruption since there are more variables than a straight up debt deal on 1 property.Am I wrong?

Hi Everyone, I'm a big believer in trying to simplify things, and I love the idea of controlling property without owning it.Just curious what everyone thinks of using a long term L/O with very small Option fee and no rent credits to control property, but then just straight renting the house for cash flow rather than doing a sandwich L/O.I'm not sure if the spread would be too thin, but my thought was I could do a lease for the PITI amount and then cover expenses up to say $200.

Tyson... any time you talk about needing money on BP or looking for money you will get PM's from all the scammers that troll BP.. you fraud detector is alive an well.. these guys are either straight up frauds who will steal your money. or they are raw rookies who know no better.ABSOLUTLY do no business with anyone who hits you on BP and says they have private money at bank rates..
