Take it as a life lesson and move on with the knowledge you have. 

If you have tenants that stay a long time, this vacancy calculation won't really matter too much. 

They are such a wealth of knowledge.

I guess the real question is this something I should just stay away from in general?

Problem is you have a whole system in place and knowledgeable on the processes.

I guess my issue so far has been like the knowledge of a realtor, they just seem to be rolling with what I said vs giving a detailed explanation of the neighborhood.
