Same concept. 5% down 640 FICO?

Due to the scarcity of good properties(first concept in economics class) people have to make economic decisions for themselves. 

These concepts only apply to rental properties.With highly profitable flipping (over $50k net in a year), tax planning involves corporations (both S- and C-) and redirecting profits into retirement plans.

I find that an odd concept.  

We would then apply that returned capital to a business concept I've been working on; my friend would be the investor, and I would do everything else.

They have money and they like the concept of investing (especially when I tell them the potential return they can get).

I understand the concept. 

It will be a 2 story with an open concept living quarter upstairs.

It’s kind of like your car engine, there are many moving parts that work in sinc with each other in order for the car to work and move forward but you don’t need to understand how each part works before you can drive.Basically this is the concept.

It sounds simpler and less risky than trying to wholesale or rehab homes, although I am sure it requires more experience and familiarity with the real estate industry.
