I continue to hear that contractors are a huge pain point.

This led to a painful string of unaccepted offers, learning how to formally fire a realtor, dealing with the legal mess of that, and how my mortgage broker at the time and new realtor saved my skin.

My situation though is that I'm a licensed contractor and the idea of hiring out work I am able to do just as quickly and cheaper as another contractor pains me.  

If I had tenants who were a pain, didn't take care of the property, whined about every little thing, and I didn't care if they moved out, I would make sure rental increases match the market. 

I would tell them there are cameras and if I catch them again they will be reported for trespassing and charged for damage to my lawn.Then I would either install a camera or I would install some very long, sharp spikes in the dirt to guarantee at least one flat tire if they did it again.Then, and only then, would I consider the additional expense of a fence, boulders, or whatever.

Supply is painfully low right now.

Hi @Sebastian Castro, I feel your pain here. 

But if you can "make it go away" mentally, and move on with your project and life without paying a baseless claim out of fear that something might happen you are ahead.Alternatively, as painful as it is, you are a point of playing chicken with the contractor and his lawyers

As painful as it is, if I were you I probably would step in at this point to ensure things don't drag out any longer.
