In the past 8 years its had a new roof, two new furnaces, two new ac units, updated electrical and plumbing. the insides have nice laminate flooring.

Depending on how long you want to hold the house, setting aside money for capital expenditures (roof, HVAC, water heater, etc) will come in handy when you need it.Hope that helps!

My idea if cap rate is lower and recently filled up is all new mechanicals, roofing, windows, plumbing, electrical, no alligator cracking in the parking lot, newer siding,etc.

Would I, the "buyer", be accountable for ALL expenses (i.e. roof, water heater, major repairs etc) or can I pass that off to my renter?
