It could be more of a red flag if you don't claim it, because lenders will know you are not truthfully representing expenses.

Here in Memphis as someone who will normally represent the investor.

The listing agent will sell you the house but they represent the seller and will not have your best interests in mind.

I would recommend that you use your attorney and make sure that they have their own this way you know that your attorney has your best interest in mind and not split interest due to representing both of you.
