@Jay Hinrichs  I have a few rentals already leveraged at a modest ~60% LTV, and my W2 is with the military and due to living frugaly I am able to save ~3k/month from the military income alone and have more than enough cash reserves so I am not worried in the least about being overstretched and unable to pay the loan.Even if you are able to buy a property at a discount, a 25% downpayment is still relatively expensive so the ability to avoid that problem would be nice.

I put down 20% plus closing costs on all of them.I don't know all of Brandon's deals but I believe he got some hard-money loans, borrowed money from relatives, and at least one of them involved a credit card (which he doesn't recommend).You can read "Investing In Real Estate With No (And Low) Money Down" to get an idea of some differents strategies or you can scour the blogs and forums and collect the information for free.

This morning I received photos of pittbull poop on the hallway in front of the second floor apartment which I swiftly forwarded to the mother.I do not want this tenant at all as I can totally relate to what the third floor tenant has expressed in some of her text messages with former owner.

It's awesome to meet another investor from the Buffalo area, by the way.My wife and I were thinking the same thing with respect to just simply positive cash flow/all house expenses being covered while we're house hacking, which should make the property that much more profitable once we move & rent out the unit we were living in.While we have a lot of family originally from the Buffalo area, we're relatively new to the area (approx 1 year now) and quickly finding out the areas that we should stay away from - we're certainly steering clear of the inner city areas.
