The W/D is located in the bathrooms which will have a continuously operating exhaust fan (required in CA) so that should help regulate temp and humidity.

He said it was miserable but at least he was in a position to ensure that the HOA didn't pass crazy regulations that would negatively impact his investments.My two cents, if it is a condo in a high appreciation area with excellent positive cash flow the reward may be worth the risk.

As you mention, condos can be tricky due to high HOA fees (in some cases) and also due to the condo association rules and regulations.
