I consider it a legal scam as the agencies that provide the doctors that rubber stamp the certificate are legitimate agencies (same agencies that certify the legitimate service animals) that collect fees for this serviceSo far if I allowed animals at the unit I have accepted the certificate and have not collected additional moneys (normally I charge additional cleaning deposit and a small increase to the monthly rent (1st animal is charged more than subsequent animals)).

, the countertops would be replaced (not as important but definitely needed), painted, cleaned, tub would be tackled and re-caulked, the garage door would be fixed, and that would all get done before the move in date.

There's a crack in the foundation that has a small leak that doesn't appear structural and there are a few broken windows and no appliances as well.My agent has made the issues with the house obvious as a part of our offer paperwork but with a short sale I'm sure the bank doesn't consider all the problems with the house like a regular homeowner sale would.

The best way when you have a clean llc and you are preparing it to hold assets is to have a "Friendly lein" on it, So what you do is you create 2 llc's One that funds the other and the one being funded buys the property.
