Purchase price includes the operating business of the licensed 16-bed ALF, as well as all real estate, furniture, fixtures, equipment, and intangible assets, which includes license, goodwill, referral sources and other assets.

If you use a realtor as a research assistant it doesn't hurt to either toss them a referral or if their state /broker allows, to pay for their time or gift them a dinner somewhere nice.

I used internal referrals to get a fellow agent in PA, she wasn't anything special but she got it done, and I got 1/3 of the commission.

I used to call the 4 Ps  list it and duck.. lolmy wife was a trainer for Floyd Wickman  you and her are cut from the same cloth.. by the time you get 10 plus years in the majority of your business comes from referrals.. not a month or week goes by that she does not get a call.. 

Should I plan to give the agent like 10% of the wholesale fee, or a flat $500-1000 referral?
