In our area they mix  student 9 month rentals and year round rental prices, the price is weighted towards  lower price student rentals since there are much fewer year round rentals.

That doesn't make it a bad deal by itself, but I wouldn't be jumping on it unless I thought it was going to appreciate rapidly and I had plenty in reserves to cover expenses.
