Generally speaking, any negative aspect to a potential flip home reduces your buyers pool and as such, adversely impacts your ability to obtain the highest offer in the quickest amount of time, a home close to or next to commercial buildings, near rail road tracks, in an airport flight path, without a garage, it’s lots of steps to the front door, on a busy street, etc all can negatively impact your resale value.

That's my take away, the book goes into buying a vehicle or another expense which is fine, we all need a car but the real estate is fare more growth oriented and exciting.

I do also talk with all neighbors, share my contact info, and generally try to build rapport, so they call if they see anything weird (and also so they hopefully are more agreeable to all the noise, vehicles, etc that come with a construction site).Only once did I have to put some fake cameras in windows, but that was because of a crazy neighbor that I was afraid may vandalize the house, not actually steal anything.

Tenant is not allowed to park or drive on any surface other than the driveway (I had a tenant who frequently would drive a bit on the lawn while backing up, which caused damage to the lawn).There's a section about items in the yard, specifying that basically nothing other than operable vehicles and potted plants can be visible from the street unless they're being actively used, moved, or put out for trash pick up for the following day.
