All resulting in denial of not enought const. experience.I found a portfolio lender in Denver willing to give us the loan but they want a G.C. with experience and a track record to actually sign on the loan with us that way the bank knows there will be boots on the ground.

The portals & investors will not consider an investment if the developer is not experienced with a good to great track record. 

I keep separate files on each of my properties but am finding I could use help with tracking rent payments and lease dates.

But these past 5 years have proven to me that I cannot rely on my  industry (advertising) for financial security.

I use one private lending institution and the others are people we have known for years and have history and a track record with.

So, for approximately one and a half years, the property has been vacant.I tracked down the previous (or current?)

Is there a fast track if I am licensed in a different state?
