Bricks crack and the facings flake off and that usually is not a serious problem, but if you can move them that means you could have air infiltration which can effect the draft causing problems and being a safety issue.

Since 2006, I replaced all three bathrooms in the house, refinished the hardwoods, rugs, hot water heater, air conditioner, added pavers in the rear patio, replaced all windows and the list goes on and on as I’m sure everyone can imagine.

My perspective comes as a licensed mold assessor in the state of Texas, and as an expert witness who has testified in lawsuits between parties after the disclosure, repairs, and sale were completed poorly.If your issue of concern is small then I'd say (at the LEAST) you should hire a consultant to recommend how to solve it, and then have them test the air (a clearance test) after any work is completed.If it is a larger issue you may need the consultant AND a remediation contractor.

.- Change all kitchen / bath, garage and outside outlets to GFCI, depending on jurisdiction sometimes we change to separate circuit on Arc Fault breakers- Move Microwave to separate circuit- Add hardwired smoke / carbon detectors to code- Add Air hammer arrestors to fridge, D/W, Laundry- If replacing windows, ensure all new windows meet egress.Well be wrapping up tile, flooring, and swapping out the light fixtures next couple days!
