One thing to consider is that your client's lender will look at the T3 income to determine DSCR and LTV which both play a role in proceeds.

Borrowers are so spoiled with having to bring in very low amounts of money to do these deals..those with ACTUAL cash are going to clean up I think.. as the borrower with not quite the financial horsepower to play will have to sit on the sidelines for a while or they better be looking for equity partners..  

Really, all the matters is your ability to play the hand of cards that you've been dealt and are in front of you at this moment. 

I know it's on the down slide but not sure it will be that long or may be more depending on how long this COVID-19 episode plays it..

I would only let my kids play on our half and they can keep their dogs on their half.

On one hand, my homes are standing vacant so it seems like an incremental cost (utilities, cleaning), on the other it seems like a major slap in the face after they unilaterally overrode our cancellation policies and now have the gall to ask us to make further sacrifices to improve their PR. 

Your ability to underwrite and manage contractors will play a huge role in success or failure.

I think the risk is minimal as long as you play by the lender's rules and prepare to pay the accrued balances if needed.

If you are going to play, just make sure you play smart!

Even if you play the long game with stocks you are going to be set up for a nice retirement fund later on.
