You are right on that prices are high in the Denver metro I would recommend the BARRRR method or potentially finding a househack as long as you are patient, but ready to jump on an opportunity should one arise. 

Sometimes you have to be patient and just wait around but great deals do pop up.

Just be sure to find a patient realtor ;)

Be patient and spend enough time building both trust and relationships with the key people on the ground.

But otherwise, I think our best course of action is to just be patient.

When getting started its easy to have blinders on to "get in the game" but the patient investor picks their deals wisely for the long run.

Yes I'm patiently looking for my Multi, I'm looking in the range of 2-4 plex, But my finances are still getting hashed out, it'll be a little bit before I'll have the funds to purchase again.
