What really matters to me, which I forget 99% of the time, is that I am choosing real estate investment as a career, not only because of my passion towards the field and idea of being my own boss, but because if done properly and morally, it has the ability to grant me that "freedom" to pursue my other goals in life.

For us, the thought of financial freedom and generating enough cash flow to replace our salaries is the primary driver, not to mention, real estate investing is now a full time passion/obsession etc.Anyone in similar situation??????

Writing a book first seems like a tougher road if you're not passionate about writing and marketing.

But I am not a fan to those who do not honor their agreements, written or verbal.

I made the investment because they were genuine, truly passionate about real estate, and more importantly really took the time to answer ALL my questions, and trust me I had a ton of them.That was a few months ago.

.- I will almost always replace all fans and light fixtures throughout the house;- I will almost always replace all plumbing fixtures throughout the house;- I will always put in new matching stainless steel appliances, including washer/dryer;- I will almost always replace all flooring throughout the house (unless it's brand new carpet or hardwood/tile that is in great shape);- I will often replace the kitchen cabinets, unless the existing ones are in pristine shape (in which case, I'll change the hardware to match the rest of the fixtures we use).- I'm a lot more lenient on replacing bathroom vanities, but if there is any damage to them whatsoever, I'll replace them to match the kitchen cabinets.

I am a fan of compartmentalizing your businesses to separate liability and for tax benefits.
