If I'm showing a house, and their car is messy and the woman's purse is overflowing and not organized, that would be a sign that they may not be great caretakers of my property. 

I wanted to know if my LLC should be organized (designated) a sub-chapter S corporation.

I've even gone to these organizations and told them that our relationship with them was in jeopardy if they weren't willing to back us up when this stuff happens.

If they don't have a block party organize one. be creative

Do a search here on BP for "Rich Dad" or any other type of training you may consider...What you'll likely find is that there are a lot of high-priced, national training organizations out there that have VERY poor reputations.

I use tenantcloud to keep all my leases, maintenance requests, apartment info and photos and tenant communications organized in one place.

Go to the state corporations lookup and see what address the managers have listed in their organization paperwork. 

Understand that this is entirely based on how organized the landlord has been with their record keeping, but curious what experience others have while performing due diligence.
