I have also had leases where the language is slightly different and these bills are "payable BEFORE rent".

Only inherent difference is the chemical makeup.

There is no way to know what the lending landscape and his options will be in five years from now - that type of loan could still be available or there could be some differences - including nuance with the specific property, location, etc

We write with many different carriers but only a handful want, and are competitive on the mixed use.   

@Jack Anderson We have seen properties with a purchase price as low as $150,000 benefit from a cost segregation study, but of course, the benefits of a study are different for each person and each property.
