Good Morning BP Community,I have noticed a lot of Multi-Family Properties are coming to the market here in South Florida.

For a year I've tried to get the owner to take action on various repairs by texting and email rather than sending certified mail to put them on notice per TX lease laws.

As a result, I’m only working three, 12’s per week to maintain the 40 hour work week full-time status until further notice.

The lease is month to month and we gave her notice 60 days ago!  

Definitely noticing that. 

I'm still in that 9-5 job type situation (for now) so I won't be able to get up and go to the property at a moment's notice.

., & @Timothy Church for you input.Correct, in regards to non-disclosure, this is very helpful explanation though as I would not have explained it as clearly as you Timothy.Based on our research, we have noticed that the rental pace in the city has gone down this month.

Ground floor/basement portion floor has a noticeable dip in the floor and wall.

The numbers are decent, both cash flow well, but what I'm noticing is that I'm "going broke buying good deals."

So I am also taking that into consideration.btw - notice you're in Hackensack.
