A lot of military folks live in an area called The Island.

I cross check that against what my realtor and other local folks I have relationships with tell me about where the neighborhood is trending, as well as rent-o-meter and searching for high-level rental data/trends.

Hello folks,I got an offer on my house and it's supposed to close in a few weeks.

I also network with local organizations (DIG and DPI) as an example and found that there are folks that typically do need some help.

Folks like real estate agents, wholesalers, lenders & other investors are who you really want to be networking with right now.

I'm sure some folks on here will say "I did it with my best friend from 7th grade and it worked out" BUT I PROMISE you this is rare.
