That's not a great deal but when I refied into that deal I pulled out like $100k in cash with -$200 projected monthly cash flow.

I just imagine how many millions are wasted in America today by those that are under capitalized and spend what little they have and never do a deal.. its massive pretty sure about that.the one thing about at least paying for a pre license course which is cheap.. is you at least learn the laws and terminology and If you can get on a team you have a true mentor and you get paid to learn..

Depending how much you're outsourcing for the rehab, the speed of project may vary. 120 days is a good target but if you can get it sold in 90 days from the purchase closing date, that's solid.
