How many transactions have you closed, with investors?

If you negotiate a good enough deal that pays you then complete the transaction with the investor to buy the house you have under contract.

If you need to enter at a lower price point the south end of Old Brooklyn and West Cleveland area are decent C-Class neighborhoods.

It seems like a reasonable flip if I can buy way lower than what he's offering, or potentially a seller financed deal? 

What I did in turn was I invested some money in myself and took loan originating courses to familiarize myself with real estate transactions.

They aren't super pretty (ARMs with rates well north of 4%... still way lower than HML), and obviously your plan can/should be to refinance into fannie/freddie money the second you're in a position to check the necessary boxes. 

There are 2 active BP'ers who  sell and operate in these lower end areas AND have skin in the game in these areas. 

I wanted to offer $95,000 but if there is some serious water damage I will definitely go lower.

Sometimes a company will do leasing along with the transaction but often times the broker just transacts and you have another department at the firm or another company all together do the leasing.
