We are in a similar position, and the last flip we did, we put everything cosmetic under a contractor we work with regularly (CR-61/$50k) who was on the job.

Doors (or clients) that require extensive and constant attention from my staff are not long for this world and will be cut loose.As @Richard F. mentioned, clients fall into those two categories (micromanaging, time-sucking parasites who place zero value on the value of your time, or the "don't bother me unless the house burned down" clients).

Here in OR you'd be surprised what local credit unions will finance, and although the rates might be quite as low, or amortizations as long (usually 25 years or remaining useful life of the property) they can offer more permanent mortgage solutions.
