I have a small request for you all and I hope I'm not asking for too much.I have been interested in real estate investing for quite some time and decided that securing my real estate salesperson license would be a great way to learn and facilitate my journey forward.

I'm surprised Jay didn't mention this, but rather than wholesaling, consider getting you RE license and work part or full time as a realtor to earn while you learn and build capital.

There are many activities working with loans and borrowers which require a license.  

I am looking at getting my real estate license.

I am wanting get my license in Texas as reading everything looks like it will be very beneficial in the long run.

I have my real estate license and all I have ever used is the 1-4 Family contract.

I passed my CT real estate licensing exam in January and I am looking for a Broker to work with in the Hartford area.

Frankly I've seen the same price misrepresentation going on by wholesale firms using licensed realtors in the Houston area.  

You could then either exchange those leads with investors or wholesalers for cash, REI mentoring, or a percentage of profits or follow up on them yourself to get started as a wholesaler.3)Develop a web based REI app and sell or SaaS license it to investors.
