I've found that asking prices and listing status are often more accurate on those direct sites than on MLS.

@J Newman your husband can roll that into a self directed ira and use all the funds for investing and no loan to pay back unless you get financing on the property.

Hey @Chris Dawson, There is alot to unpack here, but please note your wife getting her real estate license in of it self does not qualify you to use those losses (created by a cost segregation) against your active income.

As far as I know, MLS access is only for dues paying licensed members, so unless you get licensed and pay probably $1000 or more a year, you won't be able to get direct access....and you'll also pay for some additional headaches.
