Hey @Lonnie Perez, if you're considering between other states I would check out Cleveland, OH.A ton of fix and flips and STR/MTR opportunities near the major hospitals and clinics.

It's a good idea to work with a CPA who understands self Directed Retirement accounts and I definitely recommend you check with a CPA before you do a Roth Conversion so you know the tax implications. 

But I call my clients a few weeks after closing and check in with them if they have questions, need a contractor etc

Check it out, maybe it could work for your property.

.- 2022 and 2023 Federal Tax returns with all schedules included- business and personal (if filed separately)- January 2024-current Profit/Loss, Balance sheet, debt schedule (template attached here- or can use your own profit/ loss template)- 30 days most recent paystubs and ’22 ’23 W2s if you receive pay checks.- Most recent 2 months of bank statements outside of CBNA- Most recent retirement/ investment/ life insurance statement, if applicable.Is this an insane amount of paper? 

Do I move forward with them filling out the application before I've even closed on the property, along with paying for the credit/criminal/background check and sending them the Estoppel Certificate?

Once I've done some homework on the property and everything checks out, I make sure to visit it in person.
