I have been active on the internet lately promoting some properties.I received an email asking if i needed use of funds and for what for from a direct internet connection.I responded with:Transactional funding use of funds for 24 hours or maybe up to 3 days maxRehab funding acquisition to disposition 6 months use maxLong term hold funding acquisition, rehab and paying back the loan with funding from tenant funding 10 years if acceptable.Odd things:1) Speaks broken English with complete American Name (Sounds Asian)2) Uses a google voice number3) Asks if i am married4) Calling me several times asking me the same questions that i had already answered.5) Gave terms but never said anything about approximate value of property that he would loan on ie 65% LTV 70% LTVTerms:10% down and 5% Interest from $50K to 1M send a copy of my license.

Everyone uses a cell phone or their Internet VoIP instead.

I include all utilities including internet and excluding electric.  

Again, if this happens, they have disqualified themselves AND SmartMove provides them with their credit info if I disqualify them based on something that was discovered on the report.I know some of you are thinking that some people don't have internet access to do this but nearly everyone has a smart phone and if they can't complete this step, I probably don't want them as a tenant.

I've found a few on the internet but would prefer to use one that is recommended before moving forward with some random provider.

For sellers: direct mail, bandit signs, networking with other wholesalers, Craigslist, social media/Internet marketing, telling everyone you come in contact with what you do, etc etc For buyers: Local investors club, call for rent signs, mail to rental license holders in your state, Craigslist, networking with other real estate professionals, etc

Have you guys heard of the WPI lender (Wholesale Properties International), which I found on the internet? 

I've studied virtual wholesaling via the internet.

As it is i am studying many forms of investing including real estate, internet marketing, and a few others.  

As it sounds like you are a relatively new investor, I would highly recommend that you concentrate on your local area.
