I didn't even raise the price when I offered it to him, but he cut me a finders fee (which I got in a signed contract) anyway. 

I've decided to do them in the order received and process until they no longer qualify before moving onto the next and making them pay the credit/background check fee.

Sunday evening I had a guy move into a STR.  He came here to work a short term job.  He didn't show up to work Monday morning.  His boss and I found him in bed unresponsive.  He had overdosed.  Had to call 911 and EMT...

Does the $2.50 include installation, or are you planning on doing it yourselves?

My estimated monthly expenses (mortgage, taxes, insurance, PM fees, potential maintenance costs) comes to $2,040.

My broker is estimating around $1000/month expenses on a 30-year, I would put down 25% and after origination fees and  closing costs I would be looking at $45K out of pocket. 

At this time he charges a flat fee of $300 for a SFH inspection. 

If you can please share info such as fees and so on.
