CR itself is not unlike many of the countries around it -- beautiful beaches, both oceans, rainforest, mountains, etc ... however that didn't stop the US tourism industry from branding it "exotic and safe" and US folks traveled there en masse for the next two decades, much to the displeasure of . . . every country around it! 

The insurance industry is into a "hard market" right now.

If you are looking for cash flow it's a great market, although like many other places prices have seemingly gone crazy in the last year or two (I just refinanced a triplex i bought 5 years ago and it appraised 82% higher than i paid in 2015).A few things stick out that tell me the author isn't actually very familiar with the market, the big one being high rents in Hough and Industrial Valley.

Big commissions for the advisor, but rarely appropriate for the investor.On the fiduciary front, you always want to work with a Certified Financial Planner (CFP), as it makes them an automatic fiduciary, held to the highest standards in the industry, and the most prominent credential and testing that needs to be passed.I would not say tax planning is standard, but something that should be.

This has given me a great deal of business experience in the hospitality industry and real estate market.I now want to buy an actual hotel or mixed used building.

My target replacement of a multi-tenant flex/warehouse industrial property in the sub $1mm price range is proving to be very difficult to find (in the right market that is) so I'm also considering SS, which I've researched at basic levels over the past few months.  

Between the deficit of plastics coming out of Texas, a decrease in supply from the lumber industry as ppl got laid of during the pandemic, rise in shipping cost, and on top of that.... an increase in remodels from those putting their stimulus checks to work for them.

As you learn the industry, you get better and better at reducing expenses, driving the revenue, and maximizing the value.
