On the one hand they said my profile, my wife's profile, and our business record were excellent.

The first impression was they build the basement around the tub ?!

I guess you haven't read my Profile (not that you should have ;-).

I purchased a duplex last year and while they still had a lease for the next couple of months, I was under the impression that I could have them vacate the property before settlement.

Lastly, if you complete your profile and add your photo, it will be will improve your ability to successfully network.All the best to you!

Use an interior light and radio on a timer to give the impression the house is occupied. 

Your sheet "may" lead to paralysis by analysis for your buyers - understand your buyers may be artists and less is more....in fact - I find less is more until they ask.Like anything - you are prob. not going to close the deal with one sheet - so give them a good solid overview that will get them to call you back - once that happens you can find out what they need.But hey - that is one impressive spreadsheet - really - that it a skill I just don't have!
