With delinquent assets, especially ones years delinquent, the 'collectible balance' can be very different than what is promised by a seller due to defensible arguments of Laches and the Statute of Limitations in some states.

The underlying question is (for your specific state/city/jurisdiction )is it easy to collect deposits?

The way some buyers leave with a check is to close on the 2nd or 3rd of the month so they get 90% of the rent the seller collected on the 1st (assuming tenants paid on 1st or 2nd)
