Ideal mix of capabilities.

My realtor Jonathan Taylor Smith with Blue Chariot was great to work with and is an investor himself, making him an ideal contact to have as a newer investor

They are targeting business travelers / professionals (it's their first time doing this, so who the ideal market is for them is up for debate - but the idea is to attract quiet people who can afford it).  

My return will still be relatively simple with just adding a schedule E. 

My ideal is buy and hold but the seller believes the HOA does not allow renting.

While it’s not ideal, half the rent is better than no rent.

@Martin Ceja For an ideal lending scenario; i.e. a stabilized building, great borrower, primary market, etc.

I currently own a few SFR's that provide me cashflow but have a goal for 2020 to acquire a multifamily or ideally an apartment building with a few investors.
