Most investors here look to have the rent cover the mortgage and some.While the principal on the mortgage is not an expense, the interest, property taxes and insurance are deductible expenses.

I'll double check with our attorney or accountant, but does anyone know if a STR property, purchased under a residential mortgage as a second home, is covered by an LLC (should I choose to form one), from a liability stand point?

I also know that the boardwalk that is being rebuilt and extended to gardners basin will have security cameras covering the boardwalk and the streets leading to it.

Put the minimal down, and find properties where the income from rents would cover mortgage and other expenses (and hopefully provide additional profit each month).

I was hoping there was some way I could use private money to cover JUST the downpayment for the property, and then do what you do with a cash out refi to get their initial investment back after 6-12 months.
