There is NO de minis in federal law and the feds were specific about that in their Final Rule on the SAFE Act.Moving past the SAFE Act, there are a host of federal compliance issues that people have ignored in the past that just can't be ignored anymore without significant risk, and some relatively new ones that can be very dangerous to ignore.

I don't show houses to anyone unless they are a close family friend or relative my full-time business is property management and I think that's where it's hard to find good PM.They are out there though may be worthwhile to go to REI meetings and ask who everyone else recommends write them down and give them a call.

So that increases your cost to borrow money when evaluating the APR, but it is still much better than the current PMI costs which are getting pretty steep relative to the current market.The one catch, though, is that a property has to be in pretty good condition to pass the VA appraisal (usually better than would be required to get a conventional or FHA loan, but I have heard this is changing and is also highly dependent upon the appraiser).
