I suppose if we had to we could play the fax or electronic file game but getting it done sooner before they leave is preferred.Thanks BP you guys have been awesome help thus far I just hope I can give it back one day.

We caught up the mortgage had paperwork drawn up on a 3 year contract with a lawyer and plan to finance the house in September of this year (would have sooner but I had credit issues and husband had tax issues we needed to clear up).  

Predicting when a recession is going to happen is 100% impossible.However, I would say that due to the length of time of the current expansion, I'd expect it to be sooner rather than later.I wouldn't worry too much about automation at this point.

My heart is in real estate investing, I want to go full time at it sooner than later.

With my help, he's getting a home equity line of credit on this place and is looking for a tax foreclosure to fix up and move his growing family into in one of the top three school districts in my county, because he knows the right opportunity will come along sooner or later, and he'll be ready to jump on it and get a small, fixable property at 30-40% of ARV. 

I can tell you that I have met several people through BP in just a matter of a few weeks who have done just that, and many of them achieved that sooner than 10 years!

The 15-year mortgage was done because I always thought paying off a debt sooner was better than having one linger.

While the points mentioned by the above commenters are true, one advantage to accepting half on the first then half on the fifteenth is if they miss a payment you can start the eviction process sooner.
