I maintain a list of eligible, available non-owner occupied short term rentals (NOO STRs) here in Nashville that I share with my clients. 

IE rental properties there is some truth to that but reality is if your only going to put the absolute minimum down required for a loan. there is no cash flow in most higher priced markets this happens in the mid west  rural areas and  rust belt urban and so on and so forth and in those markets positive cash flow is the name of the game.. but a market like hawaii  Nope not with minimum down and a long term hold horizon the owner will make money over time on rent increases and apprecation.

My good fortune has always been with a home owner who has already moved.

The previous owner remodeled both units and they are up to code in terms of electrical and plumbing.

We struggle with owners NOT listening to our advice, so their properties end up sitting and then they want to blame us.Also, we do get a lot of applications at this time of year, but the quality of the applicants is a LOT lower than normal.Send us a link to your current ad and we will give you our feedback.

People do this because far too many owners/insurance providers are willing to cave and settle out of court.
