He was frustrated that the strip mall owner:1) won't sign any leases over 7 years although some stores have been there for 20+ years2) does not maintain his property and has several vacant stores3) other business have contacted him to lease space but presumably doesn't their return calls 4) has tons of other properties all in the Chicagoland area so may not be as concerned about each individual property's performance as long as the overall portfolio cash flowsI'm wondering if this may be an opportunity to work out some arrangement with the owner to either buy a partial interest and/or work with other investors to purchase and realize the full potential of the strip mall.  

My hope, like most others, is that it helps someone else to not give up no matter how frustrating.

With regards to cooperating with the competition, I thought that was a great idea too, but reading some of the forums it seems that equates to frustration from buyers who get bombarded with the same property with varying prices.

The idea of ceding control and adding an element of uncertainty frustrates me.

Not to discourage you, just to save you time and frustration if you think it's easy to assign a deal.

I'm becoming pretty frustrated.

I guess I'm just a little frustrated because two of my current deals looks like they are moving from the great category to the good category (and possibly to the "just barely meets my minimum requirements" category).

He's basically willing to give it to me for back taxes owed (10K) to be rid of the frustration.

To be fair to you, will you be in over your head, which can lead to extreme frustration and disappointment?
