But the reality is that even someone who had done well over the year, they may still not be able to afford to buy their home here in a decent area.Something to consider.Just a short bit so I can stay on this topic.Because I don't consider Cash Flow to be a Characteristic of the Investment, I know that I can have an effect on whether or not an Investment Cash Flows.For instance, if I financed a NYC property with a 100% Mortgage and Zero down... of course I will have a negative cash flow.BUT, if I paid all case and ZERO Mortgage.... of course I will have a Cash Flow.So I fully believe that it's NOT the Investment that Cash Flows.... it's the INVESTOR!

I understand maintenance is included to some degree but by the characteristics described, a turn over a year could wipe out all that cash flow easily.

MIDDLE (during ownership)- Ensure that your investor relation team (even if it just you) are communicating effectively and not being spammy with your investors' updates (interesting balance) - Keep your "professional" 3rd party property manager (or regional) on their toes by triple-checking your GL frequently and that your PM company is instituting your business plan to a tee because remember your bosses (the investors) are expecting you to deliver, as promised, that 15 or 20% IRR in your fancy webinarBACK END (sale - full cycle)- Exit at a sweet cap or at a higher price so that your investors can get awesome returns so that they not only come back to you but they refer other people to you for your next deal.
